Payments, Rules, Terms and Conditions




These rules and regulations are displayed at the reception and at the entrance to the building.
The confirmation of a booking constitutes its full acceptance.

  • Bookings


    At the time of reservation a credit card (credit card number and expire date) is required as guarantee. The credit card will be checked for validity.

    The full payment of the stay must be received within 7 days before arrival.

    The reservation will be confirmed upon receipt of the total amount of the stay.

    SMART RATE -10%

    At the time of reservation a deposit of 30% of the total amount of the stay is required.

    The balance payment of the stay must be received within 7 days before arrival.

    The reservation will be confirmed upon receipt of the balance payment oft he stay.


    At the time of reservation the full payment of the stay is required.

    The reservation will be confirmed upon receipt of the full payment of the stay.

  • Allocation

    The apartments are assigned based on the type of apartment you book with no guarantee of its position, view, or specific number. The booking office will pay special attention to your needs andthey will do their best to meet them based on availability.

    The apartment can accommodate as many people it can sleep. Children are considered paying occupants.

    The booking office rents apartments preferably to families. Groups of young people will be accepted subject to the Management’s approval and the payment of a security deposit equal to € 100.00 per person prior to entering the apartment.

  • Cancellation Policy

    Free cancellation up to 7 days before arrival (non-refundable reservations are excluded).

    After the cancellation terms above, in case of no show or early departure the full amount of the stay will be withheld.

  • Check-in

    Your apartment will be available from 5.00 pm on the day of arrival. You will receive the keys and remote controls only upon paying the total amount for your stay (in cash for amounts not exceeding the limits provided by law, or by credit card – we do not accept cheques) and the € 100.00 security deposit and submitting the signed data policy form.

    The security deposit is required for the inventoried apartment and final cleaning (if needed). Any nonconformities, breakages, or complaints must be reported immediately to the reception otherwise you will be considered responsible for them.

  • Arrivals outside the opening office time and no-shows

    Arrivals outside the opening office time, preventive written agreements and payment of an additional fee of Euro 20.00 are required. In case of non-arrival, the apartment will remain available until 5.00 pm on the day after the arrival date.

    After this deadline, without any written communication, the reservation will be considered cancelled and the booking office may rent the accommodation to other customers and withhold any amount you have already paid as a penalty.

  • Check-out

    The apartment must be cleared by 11.00 am on the date of departure. Late check -outs are subject to a fee equal to the rate one night. The return of the security deposit is provided at the same time as:

    • delivery of keys to the apartment;
    • delivery of remote controls;
    • delivery of security deposit receipt;
    • after an inspection of the apartment.

    You are expected to leave the apartment tidied up, free from garbage, with fridge defrosted and to refund any damage and/or missing items.

  • Departures outside opening office time

    Should it not be possible to check the apartment, the management reserves the right to withhold the security deposit as payment for the final cleaning.

  • The prices include

    • Air-conditioning/heating
    • TV-SAT
    • Wi-Fi 
    • Tools for cleaning
    • Gas, water, electricity
    • First supply of bed and bathroom laundry
    • One parking place per apartment
    • Beach service, for a minimum stay of 5 nights includes 1 beach-umbrella and 2 sun-beds, per apartment, until the day before departure. Under 5 nights stay: possibility to book at our reception at a special rate.
    • Final cleaning (we kindly ask to leave the apartment tidied up, free from garbage and with fridge defrosted).

  • City tax

    For stays from 01/05/2023 until 30/09/2023, a city tax is required.

    The local tax of Euro 0,70 per person, per day, is applied from the age of 12 and for a maximum of 10 nights.

  • Liability

    The management, in the name and on behalf of La Pergola S.r.l., will not be held liable for any valuables not stored in the safe or for any injury to people, damage to property, loss, theft, or similar.

  • Visits

    Visitor are admitted subject to written authorisation from the management, and their access to the apartment is subject to the payment of a fee that must be paid at the reception.

    Their stay is planned only during the day until 11.00 pm on the same day of entry.

    Please note that there is no parking space and the beach place for outside visitors.

  • Quiet hours

    All guests are required to respect quiet hours, avoiding any noise or sound that may disturb other people’s peace and quiet. Quiet times are from 11.00 pm to 8.00 am and from 2.00 pm to 4.00 pm.

  • Dogs

    Dogs are admitted only after authorisation from the management. Dogs must be declared upon booking and are subject to a daily fee. Dogs are not allowed into the pool area and private beach.Only one dog is allowed per apartment.

    You are required to abide by the regulations you receive upon booking or arrival.

  • Changing apartment

    In case of the apartment you booked is not available for reasons beyond our control,it takes care of the booking office to assign to the guest a lodging of category equal or higher than that reserved, without additional charges. rising from the load of further charges and/or requests from the customer.

  • Car parking

    Parking spaces are subject to availability. The management, in the name and on behalf of the company La Pergola S.r.l., is not responsible for parking spaces occupied illegitimately by third parties.

  • Waste

    Please separate waste and dispose of it correctly using the appropriate bins outside the building.

  • Notes

    Failure to comply with any of the rules and regulations above shall entitle the management to cancel the booking and request that the guests vacate the apartment without any compensation being due to them.

    Any repairs will be carried out by people who are authorised to access the apartment even in absence of the guest.
